Real Estate Developers in the Production of the Minha Casa Minha Vida Program: Strategies, Typologies, and Scales of Operation

This article examines the characteristics and strategies of real estate developers involved in the Minha Casa Minha Vida Program from 2009 to 2020 in four medium-sized Brazilian cities: Ribeirão Preto/SP, Chapecó/SC, Dourados/MS, and Marabá/PA. The study identifies the main developing companies operating in these locations,
comparing indicators such as corporate capital structure, company size, headquarters location, and scale of operation. The investigation included a literature review on the subject, compilation of official primary data, as well as information on the major construction and development companies in the studied cities. The diversity of agents, the
presence of capitals of different sizes and scales of operation, and the varied volumes and typologies produced indicate new conditions for housing production and consumption, shaping an increasingly complex market.
